Photo documentation of every visit
Before/after photos, parts replaced, work done. Sent to you via WhatsApp same day. Useful for verifying work, for tenancy deposit disputes, and for tax-deductible expense records.
Spending limits you control
Common structure: tenant can authorise up to RM 300 per visit; anything above requires your sign-off. We don't proceed on your account without authorisation.
Move-in and move-out inspections
Written reports with photos. RM 250–400 per inspection (size-dependent). AMC Silver and Gold include 1/year free.
Multi-unit discount
Pricing improves at 5+ units (~10-15%) and 10+ units (~20%).
Tenancy deposit dispute support
Our timestamped documentation has been used in TCC and informal disputes. We report what we find, not what either party wants reported.

Tenant intro
We send your tenants a WhatsApp introduction: "Your landlord has engaged Fastlink Fix for maintenance. Message us at +60 12-792 5700 with any issues. Authorised spending limit per visit: RM 300. Anything above requires landlord approval."
Slow drain
Tenant in Unit A reports a slow drain. Tenant messages us. We attend, clear it (RM 120). Tenant happy. You get a WhatsApp summary with photos.
AC not cooling
Tenant in Unit B reports AC not cooling. We attend, diagnose dirty coils. Recommend chemical wash (RM 200). Tenant accepts; we do the work. You get a summary.
Major leak
Tenant in Unit C reports a major leak — RM 800 estimated repair. We pause, message you for authorisation. You authorise via WhatsApp. We proceed and document.
Move-out inspection
Tenant moves out of Unit A. You request a move-out inspection. We attend, document, identify a damaged kitchen mixer (tenant-caused) vs general wear-and-tear. Report sent to you. You use it in the deposit return calculation.
Net: zero Saturday calls to your landlord WhatsApp. Predictable annual cost. Documentation for every interaction.
Properties we don't cover
We're not currently set up for:
- Short-let / Airbnb pure pass-through where you have no oversight (we need a single landlord authoriser for spending)
- Commercial-zoned properties (those go under our Commercial AMC)
- Properties outside our standard coverage area (see Service Areas)
Frequently asked questions
If your unit is owner-occupied or you rent it out with the tenant managing maintenance directly — probably not. If you rent it out and want to keep the building condition predictable, Bronze AMC (RM 800/yr) is usually the right level: catches issues before tenants escalate.
