What a normal aircond service actually includes
A normal service is a 60-minute job on a wall-split unit. The technician removes and washes the filters, checks and cleans the indoor coil face, clears and flushes the condensate drain line, checks refrigerant pressure against the unit's rating plate, checks the running current at the outdoor unit, cleans the outdoor casing and confirms the fan and compressor start cleanly.
What it does not include: it will not restore a unit whose coils are already blocked with compacted dirt, and it will not fix a fault. If the technician finds one, you get the diagnosis and a written price before anything else happens.
Normal service and chemical wash are two different jobs
Most JB price lists blur these together. They are not the same work and the difference is worth knowing before you book.
A chemical wash takes 90 to 120 minutes. The indoor unit is dismantled, the coils are soaked in a coil-safe chemical that dissolves the fouling, everything is high-pressure rinsed with the water captured in a service canvas, the drain pan is treated with biocide against mould regrowth, then the unit is deodorised and reassembled. This is the right job for weak airflow, a musty smell, or a unit that has not been cleaned in over a year.
What a chemical wash returns depends on how fouled the unit was. Customers commonly notice stronger airflow, more consistent cooling, and the musty smell gone rather than masked. Most homes need one every 12 to 24 months, sooner on heavy daily use. A unit that has been through a renovation, or one neglected for years, needs one before a normal service is worth booking at all.
What we will not do, published so you can hold us to it
At RM 99 we are level on price with the JB market. This list is what makes the difference at the end of the job.
We will not quote "from RM 40 per service" and upsell to RM 200 on arrival. We will not claim to fix an R22 leak without telling you the gas is being phased out. We will not insist on a chemical wash when a normal service is enough. We will not replace a PCB without testing the capacitor and contactor first. And we will not use cheap aluminium piping that fails in two years to make an installation quote look better.
We are priced level with the rest of the Johor Bahru market, so the question is not who is cheapest on the headline. It is whose headline is still the price when the job is done.

That RM 99 is the number you pay. It is quoted on WhatsApp from a photo, SST included, before anyone is dispatched, and it does not move when the technician is standing in your living room. A cheaper headline in this market is usually a diagnosis fee that has not been mentioned yet.
Why Johor Bahru units foul faster than inland ones
This is the part most JB aircond pages leave out, and it is the reason a Johor service interval is not a Kuala Lumpur service interval.
Johor Bahru is a coastal city. Air coming off the strait carries salt, and salt is corrosive to the aluminium fins and the steel casing of an outdoor unit. Fins thin, then bend, then block. On the eastern side of the district, the Pasir Gudang and Tanjung Langsat corridor adds industrial particulate to the same air. A condenser coil in Permas Jaya or Masai collects a heavier, greasier deposit than the same unit would in a landlocked suburb, and a deposit like that insulates the coil, which raises head pressure, which raises the running current, which shortens compressor life.
Two things follow. First, the outdoor unit matters more here than most price lists admit, so we clean and inspect it as part of a normal service rather than treating it as an extra. Second, coastal exposure and heavy use generally mean more frequent servicing than an inland property needs. We recommend an interval after seeing the unit rather than applying one number to every home.
