What we install
Wall split. The standard residential unit, 1.0 to 2.5 HP. Most JB homes and condominiums.
Cassette and ceiling-exposed. Shops, offices, clinics and larger open-plan living areas.
Multi-split. One outdoor unit serving two to five indoor heads, common in newer JB condominium layouts where outdoor ledge space is limited.
Replacement of an existing unit. Removal and disposal of the old unit, reuse of existing piping where it tests clean, new piping where it does not.
What the installation price includes
Bracket and mounting, up to 3 metres of insulated copper pipe, drain pipe and trunking on the standard run, electrical connection to an existing point, vacuum-down of the line set, a pressure test before gas is released, commissioning and a temperature check at the outlet.
What it does not include, said upfront
Extended piping beyond 3 metres runs RM 80 to 150 per metre. Concealed piping that needs wall cutting and re-plastering adds RM 200 to 400. A new electrical point or a dedicated circuit is electrical work quoted separately. Scaffolding or rope access on a high-rise exterior, where the building requires it, is quoted by the building's approved contractor and passed through at cost. Removal and disposal of an old unit is RM 80 to 150.
Which HP for which room, in this climate
Sizing is where most installation regret starts. Manufacturer charts assume a cooler ambient and a shaded wall, and Johor gives you neither.
| Room | Typical floor area | HP |
|---|---|---|
| Small bedroom | up to 120 sq ft | 1.0 HP |
| Standard bedroom | 120-180 sq ft | 1.5 HP |
| Large bedroom or small living area | 180-240 sq ft | 2.0 HP |
| Living or open-plan area | 240-300 sq ft | 2.5 HP |
| Above 300 sq ft, or double-volume ceiling | 3.0 HP, or two units |
Go one step up if any of these apply: a west-facing wall taking the afternoon sun, full-height glazing, a top-floor room under a flat roof, or a room that stays occupied through the afternoon rather than only at night.
Undersizing is the most common installation mistake we get called out to correct, and it is the one that cannot be fixed by servicing. An undersized unit runs continuously, never reaches its set point, and costs more to run than the correctly sized unit would have. Oversizing has its own failure: the unit short-cycles, cools the air without running long enough to pull moisture out of it, and leaves the room cold and clammy.
R32 and R410A on a new install
Nearly every new unit sold in Malaysia now runs R32. It operates at a higher pressure than R410A and it is classed as mildly flammable, which changes two practical things on an installation.
First, the line set has to be rated for it and properly evacuated. A vacuum pulled to a real micron level, not a token thirty seconds, is what keeps moisture and air out of the system. Moisture in an R32 circuit forms acid and takes the compressor out years early.
Second, existing piping is not automatically reusable. Residual mineral oil from an older R22 system is not compatible with the POE oil an R32 compressor uses, and pipe diameter and wall thickness have to suit the new unit. Existing piping may be reused only where the unit manufacturer permits it and after the piping passes the required condition, size, pressure and cleanliness checks. Some manufacturers allow reuse under stated conditions and some do not, so it is decided per model, not by a rule of thumb. If a quote for a replacement unit says nothing about what happens to the existing piping, that is the question to ask before signing it.

Where the outdoor unit goes, and why it matters more here
On a coastal or industrial-corridor property the siting of the condenser is not a cosmetic decision, it is the main determinant of how long the unit lasts.
Three rules we work to in Johor Bahru. Keep the condenser out of the direct salt-laden onshore airflow where the building allows any choice at all; a sheltered elevation on the landward side buys years of fin life over an exposed seaward one. Keep it off the ground and off a wall that gets run-off, because standing damp plus salt is what turns a casing to rust from the bottom up. And leave real clearance in front of the coil, because a condenser boxed into a tight ledge recirculates its own hot air, which on a Johor afternoon is the difference between a unit that holds temperature and one that never quite does.
If your property is in Permas Jaya, Masai, Pasir Gudang or anywhere along the seafront, ask about a coated-coil unit when you buy. It costs more once and it is the single most effective thing you can do about coastal corrosion.
Condominium installs and building management
In Iskandar Puteri, Danga Bay, Bukit Indah and the newer Tebrau developments, most buildings require written notice before an installation, a copy of the contractor's details, and often a booked service lift and a deposit. Tell us the building name when you book. We prepare the management submission ourselves and schedule around the lift booking rather than turning up and being sent away.
New-build handover units are a common JB job. If you are taking delivery of a unit with piping already stubbed out, we will test what is there before connecting to it. Developer-installed line sets are sometimes fine and sometimes not, and finding out after the gas is in is expensive.
Your unit or ours
Either. If you buy the unit yourself, we install it at the prices above and the manufacturer warranty stays yours, unaffected. If you would rather we supply, we quote the unit and the installation together and you see both numbers separately, not as one bundled figure.
Warranty
Installations carry a 1-year workmanship warranty. That covers the install itself: brackets, pipe work, joints, drainage fall, electrical connection and commissioning. The unit itself carries its manufacturer warranty, which we register and pass through to you. The warranty terms page sets out exactly what each one covers.
Booking servicing after installation is priced on the same schedule as any other JB service. For a fault on an existing unit rather than a new fit, see aircond repair.
