Why an AMC
Most homeowners in KL spend RM 1,200–4,000/year on reactive aircond servicing, plumbing fixes, and electrical work — paying a premium each time because it's an emergency, dealing with a different technician, and never getting around to the preventive checks that would have caught the problem early.

2–3 bedroom condo, 2–3 AC units, no kids, no pool, owner-occupied. Twice-yearly AC service catches dirty filters and refrigerant issues before they're callouts. One plumbing and one electrical check a year clears the slow drips and dodgy points landlords usually miss.

3–4 bedroom condo or small landed home, 4–5 AC units, family use, water heater, rented or owner-occupied. Quarterly aircond service is the manufacturer recommendation for heavy use. The 6-hour emergency SLA matters when a pipe bursts on a Saturday.

Landed homes, 5–8 AC units, larger families, or owners who want the maintenance question removed from their life. Included labour hours and chemical wash absorb most of what you'd otherwise pay separately. 2-hour emergency SLA is the same we offer to commercial clients.

Pest control — quarterly general pest treatment (cockroach, ant, rodent baiting; mosquito fogging on landed). Delivered through our vetted licensed partner (Ministry of Agriculture pesticide applicator licence verified). Add to any tier:

Termite treatment, fumigation, and large-scale infestation work quoted separately. Add-on pricing is competitive against buying direct from the major national operators (Rentokil, Ridpest, Anticimex) for equivalent scope, and you keep a single point of contact for the property.

Parts and consumables
Capacitors, gas top-ups, taps, pipes, electrical components. We use OEM or premium parts at transparent rates with no markup games.
Major work
AC unit replacement, full pipe re-runs, DB box upgrades, structural work.
Damage outside normal use
Damage from misuse, third-party work, or acts of god.
If your AMC visit reveals parts-needed repair, we quote it on the spot. You decide whether to proceed. No surprise invoices.
How we schedule
Two weeks before each due visit, you get a WhatsApp message with three time slots. Pick one. Same technician each visit where possible. Visit report comes via WhatsApp same day with photos of what was serviced, what's flagged, and what's coming due.

Yes. Pro-rata charge if you upgrade. Downgrades aren't refunded but the difference is credited to your next renewal.
